Stanovi jeftiniji za petinu
Cijene stanova u Crnoj gori pale su lani za petinu, saopštila je agencija za nekretnine Koliers internacional.
- Prodajne cijene stanova su, uz veliko interesovanje, rasle tokom 2007. godine i u prvom kvartalu 2008,, a u Podgorici su u istom razdoblju poveæane pet do 10 procenata - navodi se u izvještaju Kolijersa.
U drugoj polovini prošle godine, meðutim, cijene kvadrata pale su za 15 do 20 procenata. Efekti globalne finansijske krize koja je poèela u oktobru 2008., objašnjavaju, doprinijela je smanjenju cijena stanova u Crnoj Gori, uprkos tome što je ciklus tržišta nekretnina sam po sebi implicirao potencijalno smanjenje, nakon graðevinskog buma u prethodnom periodu.
- Lani su se, prema statistici, najviše tražili manji jednosobni i dvosobni stanovi - navodi Kolijers.
Podsjeæaju da je nezavisnost donijela dinamiène promjene Crnoj Gori, posebno tržištu nekretnina. To je rezultiralo nerealno visokim cijenama prouzrokovanim prilivom novca i poveæanom potražnjom, kao i ekstremno visokim maržama investitora, koje nisu sluèaj na zrelim tržištima.
- Period ekstremno visokih cijena je, meðutim, završen - ocijenjeno je u izvještaju za prošlu godinu.
Istièe se da je glavni pokretaè potražnje tokom ranijih godina bila domaæa populacija koja je migrirala ka Podgorici.
- U primorju su graðani prodavali svoje nekretnine strancima i kupovali stanove u Podgorici - navode iz Kolijersa i istièu kako je veliki segment tržišta nekretninama bio je pod uticajem povoljnih kreditnih politika i niskih kamatnih stopa.
- Oporavak finansijskog tržišta stimulisaæe lokalni ciklus tržišta stanova - ocijenio je generalni direktor Kolijers internacionala za Crnu Goru i Grèku Andreas Marambos.
Oprezan u prognozama, on je kazao da æe, na osnovu sadašnjih tržišnih uslova, smanjenje obima prodaje imati direktan uticaj na cijenu izdavanja stanova, te da se crnogorsko tržište nekretnina suoèava sa velikim promjenama.
