!Companies from Croatia, Dubai, Turkey, the Czech Republic and the British Virgin Islands are showing interest Ada Bojana Island near Ulcinj.
The invitation for expressions of interest for Ada Bojana states that 20% of the island (100 hectares) is available for development but stipulates that the other 400 hectares are to remain a nature reserve. The document states that the winning bidder, “will gain the right to develop and manage a deluxe eco-sensitive resort complex offering a range of leisure and recreational activities - a resort that is conceptually, aesthetically, functionally and environmentally in harmony with the natural beauty and environmental richness of the island.” There is no mention in the invitation of the fact that Ada Bojana is home to a very well known and popular nudist beach.
Independent investment management company Dolphin Capital Partners, based in the British Virgin Islands, was founded by Miltos Kambourides and Pierre Charalambides after the pair left the employ of Soros Real Estate Partners. The company’s main theatre of operation is Southeast Europe where it develops residential resort complexes.
While its main operating office is located in Dubai, IFA Hotels and Resorts is headquartered in Kuwait. The company owns properties in the Middle East, Africa, Europe, the UK, America, Thailand and the Seychelles and reports a market capitalization in excess of $ 1 B US.
Turkey’s Gintas has already established itself as in Montenegro by opening the first phase of the Mall of Montenegro in Podgorica on April 2. The company’s subsidiary, Gintasmont, partnered with the Montenegrin government on the development.
The Czech Republic’s Mayfield is part of the Fordgate Group, which is based in the UK. Mayfield operates in Central and Eastern Europe and refers to the area as, “a region of progressive economic growth and improving political conditions.”
Should Deep Blue win all or part of the tender for Ada Bojana, it would be the first development outside of its native Croatia. Deep Blue has, with its Spanish partners Sol Melia, responded to the government’s tender for Velika plaza which is on the mainland across from Ana Bojana.
Deadline for expressions of interest in Ada Bojana is May 5 and the government expects to issue the official tender by mid June.
